Where are the villas? 

Most of the villas are in northern of Rome and Tuscany. We also have villas on the east coast of Marche and Abruzzo, Sicily, Liguria, north of Milan and Sardinia.

Are all the villas privately owned?

Yes, all our villas are private homes. We have smaller houses ranging from three bedrooms up to seven bedrooms and several bathrooms. These are evaluated based on criteria such as location and amenities. Many owners use the houses on weekends and during certain weeks of the year, while others use them only for rent. These are often consistent with what we have recommended and based on the needs of the guests.

What defines the price of the villa?

When determining the price of a specific villa, there are a number of things to be considered. However, location, season and series are the main criteria.

What kind of structures do the villas have?

As a minimum, all of our modern villas have furniture, Wi-fi, a dishwasher, washing machine, a nice patio, barbecue grill and pool. A small number of them also have air-conditioning.

Which is the size of the villas?

Our villas have a minimum of 3 bedrooms but they are others wich consist of up to 7 bedrooms. If you are holidaying in a large group then some villas are close to each other so you can rent several simultaneously.

What extra service do you offer?

We can help you to book your flight. Additionally you can enjoy either full or partial catering or if you prefer we can even provide a chef who will cook in the villa. Daily cleaning services are also available. To find more information on extra services look on the page of the specific villa or send a request. Many of our villas also offer a pre-stocked fridge on arrival and you will always find the wine, water and something light to eat upon arrival.

Can you help me organize events and parties?

In many of the areas that are well known we can arrange reservations of sweets, music or decorations of villas / gardens or tables. You can order both the lunch and dinner or we can assist you with restaurant reservations, or possibly transportation.

 Have you visited the villas already?

All of our villas have been visited by Renate, Alessandro or our partners and we have also stayed at some of the villas for several days.

What is included in the price?

All of our rental include toilet paper, detergent and soap. There is also a fully equipped kitchen with utensils, plates and glasses for all of the guests staying in the villas. We also try to ensure that there are glasses of wine in the apartment. Bed linens and towels are included in the price; these will be changed once or twice a week. In addition, the cleaning is done once or twice a week and the final cleaning is included in the price. Wi-fi service is available in all residences, either installed or with wireless detector with a predetermined consumption amount. In addition, the electricity inside the house is included with normal consumption.

How can I pay the rent for my villa?

Thirty per cent of the amount must be deposited when you are booking, the remaining seventy per cent must be paid 40 days before the scheduled arrival at the villa. You can pay by bank transfer or, if you wish, by credit card via paypal with a fee of 3,5%.

What can i do if something happens during my stay?

In the unlikely event that this occurs we are available 24 hours a day, 7 days a week to assist you.

Can we bring our dog?

Dogs are welcome on some properties, but you should give notice of this in advance. When this is not possible it does not mean that the property has never hosted dogs.

Are the sheets and linens included?

Sheets and towels are included. However, this does not apply to beach and pool towels although it is not specified.

When are the check out times?

Check out time is by 10am. We ask in advance when the departure is, in case someone comes to pick up the keys. If you need to check out later in the day this can be arranged upon request but you must make sure that you give early notice. Remember too that it may be difficult to accede to that request in high season. You are not required to clean the residence before leaving, but we ask our guests to leave it just as beautiful as it was when they arrived. All garbage should be properly disposed of. The kitchen must be cleaned as well as the dishwasher and the washing machine.

Do you ask for a deposit?

We ask for a security deposit. This ranges from € 500 up to € 1,000.

How many people can be accommodated in the residence?

The maximum number of people allowed in the residence is indicated in the residential description. This does not include children who sleep in a cot. The cot must be requested at the time of booking. When booking you must provide the names and ages of all guests registered. If you would like to add more people than the number expected at the beginning, we must be informed in advance.

Can I cancel the reservation?

Once we have received the deposit, this is a confirmation of your booking. If the villa can be rented again for this period you can be refunded your deposit but without the cancellation charge of € 230. If it cannot be rented again we will reserve the deposit. We recommend that all our guests to have travel insurance.

Do you rent your houses for the whole year?

Some of the houses are rented throughout the year; for a long stay outside the high season please contact us for a good offer.

How do I get the key?

Once you arrive in the house, Renate or a member of our company will give you the keys. We will explain you everything concerning the structure to you. It is very important that you inform us as soon as possible if you have any delays, if we are going to come to the house you have booked.

When are the pools opened?

Pools are generally opened from May up to October. In the areas where there are shared pools they are usually available from the middle of June up to the middle of September. You can find all the information on the page of the villa. The pool is cleaned every week. It is also possible to ask for an extension of the period established in advance.
